Understanding the differences early can save weeks of frustration later.
Because jumbo loans fall outside agency guidelines, each lender sets its own rules. That means underwriting can vary quite a bit from one lender to the next. Most programs look for strong credit, a solid down payment, and a debt-to-income ratio that leaves some breathing room. Appraisals tend to get closer attention too, and some loans require a second appraisal. I'd tell any borrower in this range to expect a more detailed review than a conforming file would get.
Cash reserves matter more here than almost anywhere else in lending. Many jumbo lenders want to see several months of mortgage payments set aside after closing, and larger loan amounts often push that requirement higher. Documentation is thorough, covering bank statements, tax returns, and details on any investment or business income. Self-employed borrowers and those with stock compensation can qualify, but the paperwork needs to be clean and organized. Starting that file before a contract is signed makes the timeline much smoother.
For buyers, the rate environment still deserves attention. Pricing has been moving sharply from day to day, and jumbo pricing does not always follow conforming pricing in lockstep. Sometimes jumbo rates compare well with conforming loans, and that is worth checking before assuming a bigger loan costs more. Buyers with a shorter closing window should talk about locking sooner rather than hoping for a dip. Sellers of higher-priced homes should know that buyers with pre-underwritten jumbo approvals are often the stronger offers, since the financing has already been vetted.
